What Happens Next?

Congratulations! Your offer has been accepted!

  1. • Please give us a call @ 519-433-5013 as soon as your offer has been accepted so that we can update your application as to the correct address, purchase price and closing date.
  2. • Fax your complete and signed offer along with the MLS listing to our office @ 519-433-0402.
  3. • Fax a copy of the offer to your lawyer so that they can open a file for you.
  4. • We will obtain the lenders commitment within 24 hours, and set an appointment to review and sign the lenders commitment which will outline the required documentation.
  5. • We will forward your signed commitment and required documents to the lender for their review. It is imperative that these documents are forwarded to us a.s.a.p. so that we can satisfy all of the lenders conditions within your financing timeframe. Once your conditions have been satisfied you will sign a waiver of conditions form with your real estate agent which “firms up” your offer and the “sold” sign will go up.
  6. • Make reservations with the moving or truck rental company.
  7. • The lender will send their instructions to your lawyer once all conditions have been satisfied.
  8. • Your lawyer will notify you 7 - 10 days prior to your purchase date to set up an appointment and indicate the dollar amount of the certified cheque or draft that you will have to bring to them. It will be payable to the law firm “in trust”.
  9. • The deposit that was included with your offer will be forwarded to your lawyer and will be part of your down payment and closing costs.
  10. • Don’t forget to obtain home insurance as the lender will require your lawyer to confirm that this coverage is in effect for your possession date.
  11. • Contact all of the utility offices to ensure your services will be connected.
